Several realtors may offer a property in Spain at different prices. Dutch generally forget about this and a house may be then sold to two different parties at the same time.
In some other cases, the house is not registered with the Property Registry. In Spain, you should always ask the seller for the Deed of Conveyance and, if the seller cannot show the same, you will never be sure that he or she is the legal owner of the house or property. The estate may also be levied with unpaid debts, such as tax liabilities, loans or mortgages. The real estate registry is key when purchasing real property. We may check it with you to find out whether all conditions for this contract are met.

Due to the great popularity of the Spanish coast, 700,000 Dutch are expected to be living there by 2010. The largest developers are encouraged to build condominiums and houses. Is there any risk to take part in such a project? What can be done to avoid it? The developer may be fictitious or non reliable or non registered. Real estate developers want to execute the purchase and sale agreement in the 30 day period following the date on which the reservation for the house or the flat paid. The problem is that, in general, you must pay the reservation amount before checking the text of the purchase and sale agreement and, additionally, the term established (one month) is often exceeded. So that the best thing to do is not to pay until the developer has fulfilled his or her contractual obligations and you have had the chance of checking the banking guarantee.
